Artisan seeks to generate value-add and opportunistic returns through asset repositioning, renovation or development while utilizing conservative capital structures and emphasizing downside risk protection.

Our investment strategy focuses on cash flowing private commercial real estate opportunities in Texas and Arizona. We seek well located income producing properties in growth submarkets primed for repositioning. We focus on acquisitions between $15M and $50M which are comfortably below institutional thresholds.  

Artisan is flexible investing across the capital stack in preferred equity, mezzanine debt and buying distressed debt.

  • Project Size: $15-50M
  • Asset Quality: A, B and C properties
  • Business Plan: Core Plus, Value Add and Opportunistic
  • Property Vintage: 1970 or newer
  • Preferred Markets: Phoenix, Tucson, Dallas, Austin and San Antonio.
  • Project Hold Period: 2-7 years

Individual Deals: Up to $6M in Equity
Programmatic JVs: $50-100M+ in Equity
